The 2024 Budget changed how capital gains are taxed in India from 23 July 2024. The rates this calculator uses (FY 2025-26)
- Listed shares & equity MF: long-term after 12 months → 12.5% above ₹1.25 lakh; short-term → 20%.
- Property: long-term after 24 months → 12.5% without indexation (or 20% with indexation if bought before 23 Jul 2024, lower wins); short-term → your slab rate.
- Gold / unlisted shares / other: long-term after 24 months → 12.5%; short-term → your slab rate.
- A 4% health & education cess is added to the tax in every case.
Frequently asked questions
What changed in Budget 2024?
From 23 July 2024, long-term gains on most assets are taxed at a flat 12.5% (indexation removed), short-term equity gains rose from 15% to 20%, and the equity LTCG exemption rose from ₹1 lakh to ₹1.25 lakh.
Do I still get indexation on property?
Only if the property was bought before 23 July 2024 — resident individuals can choose 20% with indexation or 12.5% without, whichever is lower. This tool computes both and uses the lower one.
Does the ₹1.25 lakh exemption apply to property or gold?
No. The ₹1.25 lakh long-term exemption applies only to listed shares and equity mutual funds.
How are short-term gains on property or gold taxed?
They're added to your total income and taxed at your income-tax slab rate, so pick your slab in the calculator.
